I'm switching from postcards to letters, and now postage is really starting to add up. I just looked at a piece of mail that came to me, and it appears it was run through a pitney bowes machine of some sort. It was sent for 12 cents.

How can I get deals like this?

From those who can speak from experience, which of these sources tends to produce the greatest amount of motivated sellers when conducting a direct-mail campaign?

I am trying to determine which source will produce the best return on my investment. I understand that it will differ in each market, but I am trying to get a consensus on where my concentration should be.

Also, if you have any recommendations on any not listed, please share :)

1) Lis Pendens/Pre-Foreclosure
2) 60 Day Lates
3) Delinquent Property Taxes
4) Dismissed Bankruptcies
5) Probate
6) Properties owned 20/30 years or more
7) Expired Listings
8) Divorce Filings
9) Absentee Owners

I've tried Absentee Owners and Delinquent Taxes but had little success. I didn't follow through with 7 mailings, because my first mailing produced 2 responses out of 1000, which was extremely disappointing.

Good idea, I probably should check on that since it's in an HOA. It's a very high end community so I'd imagine the requirements are pretty strict.

What's the risk to me if the builder goes belly up? (I'm assuming there's none since I'd have a lien on his land)

Haha, no it wasn't that one. I've actually seen that one before. It was more of a cartoon instead of slides. I'll keep searching!

I guess our thought is that investors may be more comfortable providing capital that will be secured. A straight loan to an LLC is pretty simple, and could leave an investor at risk if we were to go under.

What would you recommend for someone who wants to start something similar to a REIT, but on a much smaller scale?

Let's say you have 10 friends who want to provide capital that you intend to pool together to invest in real estate Your goal would then be to provide them a fixed or variable rate of return. As the entity grows, your intent is to market that investment as a product to where investors could receive fixed and secured returns.

What type of entity would be best to handle a plan like this?

I'm trying to find an animated video from months back that gave a very high level description of the mortgage meltdown. It had a humorous approach to the animation.

Does anyone remember this or have a link to it?

I did pull the recorded plat map and it looks pretty straightforward. There is a sewer easement that may interfere with a driveway.. not sure if it can go over that.

The lot is not full cleared and graded yet. My thought is that if the roads are in and the septic/water is in that most of the problems would have been addressed, but I honestly just don't know what else to check.
