Well, I have both. I get a lot of leads that I choose not to work because they don't fit my buying criteria, but they are probably great leads to other investors. I'm not sure what to do with them.

I agree that it isn't worth tracking for bandit signs, but I think that it is worth tracking for postcards. I think that it's very important to know if you plan to resell the leads to other investors.

I actually ended up signing up with Vonage because I can save some money on my cell phone bill by having a home phone.

I was surprised that there was a state or gov't voice over IP tax. Isn't that taxation of internet traffic?

For those of you who track your cost per lead, can you share your cost is and what medium you are using to attract them?

Don't assume my method is the correct one :) It's what I'm doing but it might not be the right way.

That's actually a really good question. I don't have any earnest money on the contract with the seller, and I didn't include any reference to it on the assignment document.

I figure the buyer will just have to bring less to closing. I probably should put it in the assignment contract to be safe.

Can anyone recommend a phone service that will allow me to obtain a local area code and phone number that I can have forwarded to my cell phone?

I'm about a start marketing campaign that involves me taking the calls directly (instead of my normal 800# service) and I have an out of state cell # that I think my scare some people away.
