I have a property under contract, but I don't want to limit myself to buyers with cash and hard money.

Here's what I can think of:

-Traditional assignment: I am hearing that lenders won't allow contract assignments, probably since the contract is not in their buyers name.

-Double closing: Would I have to sign a 2nd contract with my end buyer? Would the bank question why the names on title and the contract differ?

I've gotten a lot of postcards back for vacant properties. The tax records leads me to a dead end. I'm curious if there is a cheap way to track down the new address of the property owner.

Thoughts?

My buyer just called me and told me that he's going to use bank financing to purchase this property.

Is that going to be a problem when considering the setup of the contract and the assignment fee?

It doesn't look like overnightprints does mailing services. Purepostcards.com is somewhat expensive compared to vista print and click2mail.

I think it's just as much in taxes as a regular phone.

Service is $25 and there are $6 in taxes.

How many do you consider a TON? I get about 2-3 a day.

I've been using Vista Print for my postcards, but I'm getting frustrated with a few things, such as:
1) All my cards have scuffs/smudges across the center
2) They don't offer yellow card stock
3) Shipping times are inconsistent, back to back orders may ship a week apart

The one thing I did like about Vista Print was that I could get coupon codes off the web to get 1000 cards printed/shipped for around $350. I also liked the fact that they double checked the addresses against a USPS database.

I also tried the USPS service Click2Mail, but it was painfully slow to use and edit images. If I can't find another company I'll probably stick with them.

Can anyone recommend a similar company? Thanks
