One mile from the beautiful Amelia Island beaches and walking distance to historic downtown Fernandina. House has good bones, but needs full rehab. The house is 1366 sq feet and is a 3/2. Sits on two build-able lots totaling 100x100.

I would rehab this one myself but I'm a low volume part time flipper and I already have another one that's occupying my time and energy. Just don't want this one to sit. I'm not kidding when I say you should act fast.

You are right, it comes about when you mention changing the floorplan. 

If you don't you will most likely not need an architect.

Who currently holds title according to the county offices? tax collector, property appraiser, etc.

This is happening a lot lately. I think about how it could have happened to me so many times. I haven't been wiring money the last couple of years unless absolutely necessary.

Florida is a large, diverse place. It is the south. It's a bit different here than much of the country for the most part. It's about relationships. The pace is a bit slower here. If an out-of-state buyer from California and I bid on the same property, well who do you think has the advantage? I play cards with this agent, go to the same church, see him/her at the grocery store. You get the idea. I am not saying give up. Keep plugging away. Just understand we have a different pace in parts of FL.

Of course it depends on what your lease says but I think you need to reclassify this tenant in your mind. They are not current on rent in any way. They are $10k behind. They are not even trying to get current at this point. They are paying enough to stay $10k behind, and nothing more.

Follow the terms of the lease and/or local law but I would giver her notice. 30 days seems reasonable. Since you recently took over this property you have to establish right now that this is not acceptable. Word will get around.
