I purchased a parcel in Nassau County, Florida at a tax deed auction a few months ago. Just to be clear, I understand the difference between a tax lien and a tax deed. I got a tax deed via an auction on the courthouse steps and if you check the public records any way you like I am the owner of the property.

Today I had a RE attorney that also does title and closings tell me that no one not get the parcel insured via title insurance for 5 years unless I do a Quiet Title Action. That through me for a loop. I thought I had done my research and I didn't think that applied in FL.

Can someone set me straight here?

In my opinion, events like Irma are an exception where there is a bit of wiggle room, the only other exception I've allowed in 19 years is a medical emergency of the tenant. 

On the other hand we are only talking about $10. If it were me I would give her a muligan on this assuming the rent is paid in full by the 6th and get back to the letter of the lease next month.

That's just my 2 cents.

Hey I just called and got an appointment to see that property at 4:30. Don't be surprised if it's under contract by the time you get there. Just kidding... A superficial look at those numbers looks very good for Riverside. very good indeed. I wonder if it got any damage from Irma. Some buildings in that hood are older. Let us know how it looks.

If an agent knows you're a legit buyer this is Absurd. Fired! If they know you flew in to look at properties they should be all over you as a buyer. My agent writes offers, gets them to me for signature, and delivers them to seller's agent in 4 hours.

I don't have enough information about your situation to give the best answer for your situation. However credit cards can be cheaper and more flexible than other financing sources and are a perfectly good option to consider.

The biggest problems I've seen with hoarding houses have been related to moisture damage and mold. Moisture tends to build up under and behind things and doesn't have a chance to "air out". Also the rooms can get an odor to them that's hard to get rid of.

I don't know GA law well enough to advise but newbs get burnt by this in FL every day. I feel bad for all these people buying up the HOA FCs in FL but hey, gotta learn somehow.

Can someone from GA confirm? If an HOA FC wipes out the mortgage(s), I'll start going to the Camden county auctions ASAP.
