Hi Shane, it all depends on your personal criteria and qualifications. Generally, commercial mortgages have rates that are higher than residential. Are all 5 units rented? Will you be living in any? Are you working with a mortgage broker or a portfolio lender? All those variables will affect the rate.

Hi Juan if your offers have not been accepted yet, I think you are still fine with speaking with other lenders to see what they can offer you. I would just caution you on having your credit pulled too many times so as to not negatively affect your score.

I would recommend you have a real estate attorney prepare the lease you need Norman. It's pretty inexpensive and will probably give you more protections that you seek.

It depends on who you listen to @Jesse Hogue. You can always find people who are saying a downturn is coming and others who say it's on the upside. It depends on your personal strategy and position. There are so many areas within real estate (commercial, retain, residential, multifamily, etc). I listen to Ken McElroy a lot as well and think he's a great person to learn from. With the "downturn," I am preparing to purchase more properties in the next 6 months.
