I'd appreciate recommendations for a project manager or contractor in the Atlanta area. This person does NOT need to do any of the renovation work himself/ herself. I just need this person to be my trusted out of state contact who can inspect the work of contractors, take pictures/ videos, let contractors in/ out. Responsibilities may increase if desired.

Thank you for your response! Yes net income/ loss will also be shared accordingly (20/80). If we split up the title accordingly (20/80), would my partner also need to be on the loan? Will his debt-to-income also therefore be evaluated?

Hello BP friends!

I am planning to partner with a friend who will provide 20% of money for the downpayment, while I get conventional financing for the 80%. My question is: How do we legally structure the partnership to reflect the ownership (20/80)? Can we split it as such on the title? Or are we forced to have one person on the title, while having a separate partnership agreement?

Hi BP friends!

Looking for a resource where I can find employment rates by city/ area, preferably in a graph so I can easily see growth/ decline. I'd like data that shows a trend and not just a current snapshot. 

Any leads appreciated! Thank you!

Curious if anyone has info on Puerto Rico Real after the hurricane. Are there good values? Also, does anyone know of lenders? Is it mostly an Airbnb play or will properties cash flow with regular rentals too?

Any advice on the Puerto Rico Real Estate landscape would be much appreciated.

Thanks for the posts, everyone. I'm still looking for a better tool as Trulia hasn't proven to be very accurate in my experience, at least when I was looking in Tampa and Orlando. Here's been my experience:

1. Tampa and Orlando: Correct on some spots but really really off in some others. I have some large patches of very green (low crime) neighborhoods, but when I went in person, the neighborhood is extremely sketchy and one that I would not feel safe in. Now, it could be that the crime is lower than what the appearance might suggest, but it seems doubtful.

2. High density areas: I live in Manhattan, so I used Trulia to see how accurate it is. The high density areas (e.g., Times Square), show high crime. The area I feel is pretty safe, but given that it's a high density area, I can imagine how the incidence of crime in a relatively small area would be higher (but relative to # of people, likely lower). Looking at the high crime in the area would make you think you should avoid the area, but of course the neighborhood is still Class A and ridiculously expensive. It would be similar in other downtown areas throughout the country.

If anyone has experience with another/ better tool, please let me know!

@Antoine Martel Thanks so much for the tip. Are there specific neighborhoods you recommend in Memphis and Cleveland? I know it probably varies corner to coner, but wondering if there are general areas you think are good.

@Antoine Martel Happy to consider other places in the U.S. with good returns too. Do you have places in mind?
