Memphis has some areas you certainly want to avoid. Focus on the areas where 3 bed 2 bath homes are at least $895 in rent.  Not saying a 3 bed 1 bath doesn't work, because I have plenty of those that I personally own and 2/1's.  If you are in the 3/1 space. Make sure the area rents for at least $750.  Start there. If you need further help, just send me an PM.
