  I vote for no claim. Also be careful with having section 8 tenant paying for damages. If section 8 finds out they could cut you off.

  There are many on bp that would like to be in your shoes, A newbie with 2 three units and NO MORTGAGE ! WOW !! I wish that someone would have impressed upon me the importance of screening your tenants. That is the nugget of wisdom that I wish to pass on to you. Give them a home that you would be proud to live in,  screen them well and you will be well on your way to becoming a happy landlord.

    If you took time to put it in your lease you should take time to go by the letter of the lease. If you don't you set precedent. Have a rent talk in the beginning explaining all these issues so they will expect you to go by the lease. Rent talk should take 20 - 30 minutes but is well worth it in the long run.                                                                                            Tenants need to be trained. They need to expect you to enforce your rules. After all who has their investment at risk?

Heard on a podcast that Brandon Turner had written a tenant screening system that I was curious to look at , but can't find it. Could someone direct me to it?
