I've been betting it's 1-2 years down the road in this instant gratification society.

Nope. as I said on another post:

I am torn. On the one hand i have a guy that will be better for the country and on the other I have a guy that will inadvertently be better for my business.

The guy that would be better for MY business won. I expect prices to come further down and better cashflow will be had.

I've played it both ways and from an asset protection standpoint, it may be better to stay anonymous.

If you're having trouble with tenants bugging you for things or dealing with their rent, I simply ignore calls after a certain time or if I am in the middle of something and control the interactions. I train them to respect my time. If they leave a message, I'll listen to it shortly and call back if the situation requires it. Otherwise, I'll call them back in the morning.

If they are calling me about a repair, I'll play good cop bad cop and talk to my "business partner" or "higher power" (negotiating techniques) and any necessary contractors and make a decision.

What is the specific situation you are trying to solve? Can you clarify?

Lee - back off.

What principle? That you valued your life less than the contents of your wallet?

You got these guys off the street - GREAT. You went out there knowing there was someone with a gun and the tone of your post seems to imply that you were looking for the confrontation.

You could have been wrong about the gun being loaded. Have you yet realized that you were lucky?

People have the right to carry weapons in self defense and that is a great thing. The point of my post was to highlight to people that these are very serious situations and each require a reasoned judgment call.

Tim - I'll happily come to free america. How does my being a resident of Illinois have anything to do with weighing the situation in this post?

Having taught martial arts and knowing no human is faster than a bullet, I have a slightly different opinion of facing someone with a gun and the drop on you. Besides, I've been in a similar situation.

20 years ago, I was a guy escorting my GF home after a night out. She pulled into a parking spot towards the end of a poorly lit street in her apartment complex without looking around. When she opened the door, an arm reached in with a pistol to the back left side of her head. One move and she could be dead. Is it really worth the few bucks in your wallet? How much do you value your life?

While I could disarm someone with a gun - it is a dangerous gamble.

In the end you have to assess every situation and ask yourself one question:
"This person is crazy enough to pull a robbery, are they crazy enough to pull the trigger after getting the money?"

I learned the lesson that night that a large part of self defense is simply being aware of your surroundings and passed that on to many students over the years.

When the court date came, the boy's mother pleaded with the judge claiming he was retarded. I am grateful that the judge sent the kid to juvie after admonishing the mother stating:

"If either of these two people had died of a heart attack, he would be on trial for murder right now."

I wouldn't counsel anyone to challenge someone with a gun drawn on you but I would suggest the question above.

Been there, done that and I'm grateful for the officers in blue that helped bring our perp to justice..

It depends on the person that chooses the strategy, tactics, and market they invest in.

Losers lose and winners win.

Dan, I have some news for you! Biden has nothing to do with this:

JP Morgan to Modify Mortgages to Limit Foreclosures

By Elizabeth Hester

Oct. 31 (Bloomberg) — JPMorgan Chase & Co., the largest U.S. bank by market value, plans to modify terms on $110 billion of mortgages and forgo foreclosure proceedings on all real-estate loans while the changes are implemented in the next 90 days.

The offer extends to customers of Washington Mutual Inc., the savings and loan JPMorgan agreed to buy last month, the New York-based bank said today in a statement. Loan modifications may include interest-rate or principal reductions. The bank said it will establish 24 regional counseling centers to provide face-to- face help in areas with high delinquency rates.

“We felt it is our responsibility to provide additional help to homeowners during these challenging times,†said Charlie Scharf, chief executive officer of retail financial services at JPMorgan Chase. “We will work with families who want to save their homes but are struggling to make their payments.â€

Just The FACTS!

Flipper, Biden was PROMOTING THIS Chapter 13 Bankruptcy Law "change" AT A RALLY LAST TUESDAY MORNING.

You are confusing VOLUNTARY loan modification with another proposal to allow Bankruptcy Judges to FORCE modifications unilaterally on lenders.

Check the facts. You are the one that needs a reality check. My statement stands.
