Very excited to announce a brand new Fix2Rent lending option for Brrrr investors. Loan will start out as a Fix n Flip loan and will convert to a long term 30 year program once the rehab is complete and property is rental ready. This program allows for cash-out at time of conversion based on ARV which eliminates all the seasoning issues investors have been running into. @Jonathan Justiniano I would recommend option 1 if you don't have a reliable GC lined up. Option 2 would involve multiple permits needing to be pulled and building inspector getting involved. I would only go that route if you were GC yourself or if you had a GC you had track record with. In this market finding a reliable GC is very difficult and expensive.

@Account Closed Thank you. Our minimum loan amount on long term (30) year investment properties is $50k and minimum property value is $75K (60K if part of portfolio loan). As far as I'm told right now, there will be no difference in the rates, only difference is LTV's.
