Hello BP Family,

I have a Marine who is relocating from NOLA, Lousiana to Sacramento, CA. They want to rent at this point but are having such a hard time finding a place. They will be future 1st time home buyers but want to rent for now. Can a good sacramento real estate agent reach out with their information so I can connect both of you. Thank you.

@Tonka Troll. Hi Tonka...so the price seems high but definitely within negotiation distance to a fairer price. The MSA isnt favorable because it doesnt have one listed on bestplaces.net. The population of the town is about 10k w low unemployment but the 10k will affect how you get those empty lots filled in.

Have you ran a test add to see how much demand there woud be for ppl who want to move there? Try that out and see if you get 10-20 calls or emails. I have a MHP that is in a rural area and ppl just call on the sign outside very often. So dont be discouraged that there isnt an existing metro area near that town. But the test ad will give you a good pulse of the demand for your potential MHP.

@Vamsi Dokiparthi, I got a hotel south of downtown, about a 20 min drive to the site. They are closer to 100 bucks a night.

After booking my ticket to the MHU Nashville bootcamp, I was taken to the hotel site and tickets are about 450 a night because the group rate has expired. For those who arent staying at that hotel, have you found any more reasonable options for lodging? I was thinking airbnb which has availability at around 70 bucks a night w a 20 min drive to downtown. Also open to splitting the cost of an airbnb if anyone is interested.

@Sean Tippens Tty Stess, its free and it keeps me super organized. I had a meetimg with my CPA and I pulled up a report for him from Stessa, super easy. Great bookeeping software and report generator. They constantly add new features from user feedback. I use it to organize 30 rentals.

@Geoff Livingstone, WOW, for a second i thought i was reading my own story. I started w SFRs then moved to a 4 plex and bought a MHP w 23 spots last month. I agree the expenses are very low on those numbers. Factor in trash, electricity, water for the common spaces, insurance and your debt service alone will surpass that amount. Maintenance, although much easier on the mobile homes, always comes up. I only have 3 TOH, the rest POH which i will move to rent to own but for now i have to deal w the maintenance. I got my place for 710k. I think your price is way more but there are a lot of variables with these. Mine is in Lousiana. Looking to start w rent manager to save me time which is a $400 initiaion fee and $150 per month. PM me we can discuss further.

@David Landheer thank you David. Im gonna start with rent manager and go electronic on those water meters.
