@Max Horn it is super important to get multiple bids and talk to multiple people on a project like this. There will be a lot of Contractors who say they can help with this, but not many can. Working with the city to add another unit is difficult, especially if you do not have that relationship. I suggest speaking with @Bruce Runn as he has done conversions in minneapolis. He is his own GC, but he may have a good list of contacts for you

@Ana Vergara thank you for sharing! I may stop by soon as I am furnishing my next rental soon. Just a heads up google maps still has your building as mattress monster and it says permanently closed.

@Massimo Wongbi you will have to use cash to buy an auction property so not where you want to start. I would advise you to network with people who are doing deals in our network and go to meetup groups. Feel free to message me about this

@Lucas Anderson the numbers in saint cloud are a lot more favorable than the metro area for sure. But SCSU is failing, they are 18.3 million in debt and don't have the money to keep running. They are actively canceling just about every major there outside of teaching and nursing. If you want to purchase for student rentals just know there is a lot of negative happening right now.

@Cory Binsfield knob and tube is very common in rental properties in the twin cities. There are a few investors I know who have been able to get coverage with known knob and tube, most often people try to not know about it. If you need a very good affordable electrician to replace it message me and my electrician will be able to help
