We had an excellent meetup the other day! I'd say an equal amount of new faces as familiar ones.

I was really happy that my wife came and we brought our 7 week old. Our baby is in the middle of a growth spurt so she never really settled. Unfortunately, my wife ended up circling the food court in between introducing our girl to the crew.

We also got to meet another investor couple who brought their 18 month old boy. He was very interested in our Lyla! These investors, Kat & Lee are working on a very large multi-family project in PG County.

Meanwhile, my wife and I are getting very close to officially submitting our paperwork to City of Alexandria for our basement ADU.

To wrap things up, we've nominated a new coordinator, Andy Bui to the team! Andy is a regular to the meetup and has provided consistent value to many members including myself on a regular basis. He often shares referrals for contractors and is happy to listen to wild investment ideas and share his $0.02.

I'm looking forward to the next meetup. I'm happy that we regularly see new faces.

Hey folks, this is a reminder that we've got our meetup this week!

At last month's event, I got some excellent contractor referrals for my basement walkout which we're converting into an Airbnb. Plus, a handful of you reviewed my drawings.

I'm looking forward to connecting and perhaps providing value to another investor.

The WhatsApp is the least active and we primarily use it to inform of the next meetup since it was more or less grandfathered in as a platform.

@Annette Yim welcome to the area. There are a bunch of great local meetups in the area including Cassidy's.

I also recommend the Cashflow Breakfast Club (a bunch in the area) and the NOVA REI Meetup which is one I cohost.

I would like to mention, you can definitely find distressed properties in NOVA. My wife and I recently picked one up. But it wasn't a screaming deal and we spent almost 18 months looking for it.

Hey @David Falcon (Anthony), welcome to BP. Can I ask why your name is Anthony but your BP account is David?

Russell was asking about Alexandria because there are two sides to the city. One half is in City of Alexandria (a district which is equivalent to a county) and Fairfax County.

There are significant differences between the two areas when it comes to things like short term rentals.

What's your plan for investing?

Welcome Brian! I recommend checking out and attending some local meetups.

My wife and I have met some wonderful investors and made many close friends from networking events.

I recommend:

- Omni's Cashflow Breakfast Club, this is a bit of networking followed by a long presentation with ltos of value and then networking

- GRID, there are several around, I've only attended Carlos' in DC. It included a speaker and networking

- NOVA REI, I cohost, it's very informal and we strictly do networking

Sounds like you won't be househacking, MTR should be safe in Arlington but you'll probably want to avoid STR since you'd be in violation of the county's regulations.

I'd recommend Sean Rakidzich on YouTube. His old content is gold for understanding how to run STR/MTR. We find our tenants on Airbnb and VRBO. We've yet to try FurnishedFinder but have heard it recommended.

A buddy who cohosts in Arlington has a duplex and each is a 2/1, if I recall correctly, about 1,000sqft. They do pretty well, but since they're in an area that's not walkable and not by a metro, their momentum is a bit slow. We operate a tiny Airbnb MTR in Alexandria by the metro and it gets good bookings due to location.

I've heard of other podcasts, but I'd recommend Sean's early content above anyone else when getting started. He provides lots of tips that can be implemented rather than inspirational data. I'd also recommend digging into Airbnb comps and reviewing listings for inspiration, weaknesses, and opportunities.

I'm not aware of any restrictions on arbitrage in FF county for MTR. AFAIK, all restrictions relate to STR. MTR is equivalent to LTR in the eyes of the county, for now.

For City of, no restrictions on STR regarding abitrage come to mind. But, we don't look for arbitrage opportunities, we're strictly interested in buy and hold. I'd definitely recommend some additional digging to verify.
