I'm a pilot (as a hobby - Civil Engineer by day) and the only thing I seem to hear these days is how there are not enough hangars in the Denver Metro area. At Rocky Mountain Metro (KBJC) there is a wait list of 7+ years to get a hangar and this seems to be the case across the country. It seems like a no brainer that a hangar development would be a cash cow. Obviously there are some large hurdles that come with development on an airport (State/Federally owned land, land leases, NIMBYs, etc...) but I would love to hear if anyone has been involved with or is interested in digging a little deeper into this perceived opportunity.

Does anyone have any insight into self storage in Pueblo? I'm a big fan of using self storage as a land bank. A quick google search returns about 16 self storage sites around pueblo.

@Roger Kelley I purposely left it vague as I'd like to discuss development at a 30,000' level - but to answer your question - yes, costs, hot areas, personal experience with different jurisdictions and ultimately whether you made any money!

Hello all - I recently moved to Denver from Austin and am looking for small developers of duplex's or 2-5 unit condos/apartments. I have significant experience on the entitlement and engineering side of development and am looking to get my feet wet with my own development. I am looking to meet up with others that have developed in and around the Denver and Co. Springs area and just talk turkey. I understand Denver is a pretty tough market and as such, will be reviewing opportunities adjacent and surrounding Denver.

I was hoping I could get some help on some assumptions I am building into my rental property spreadsheet.
For financing I have the following:
Financing Fees - Trying to figure out what is a good assumption for this. X% of the total loan amount?
Estimated Closing Cost & Fees - 3% of loan amount + 1% of Total Price of purchase?
Inspection/Appraisal Fees - This I understand can vary based on the property type/etc...Does anyone use a % of price paid for this?
Seller $ Toward Closing - This can be negotiated but does anyone use a set % of price paid?
Mortgage Insurance - Rough % estimates?
