I think it's important to add that during these times it's going to complicate the process I imagine. Please keep us up to date on the process (during COVID-19) and if/how the law was modified due to the circumstances. Good luck with the process!

-very simple. To each is own. Lol Dave Ramsey’s plan is great, and if you follow it you can be in an amazing spot in let’s just say 10 years (example). But by using others money or your own equity to invest and turn into more money, it can get you there in a fraction of the time. It’s all about the route YOU want to take. I know for me, using my equity to invest in more properties is my path. This is not the “safe” way so to speak, but after all... how many of us can afford to buy all of our properties with cash money anyways. That’s why most of us are here in the first place.

To piggy back on the others using smart locks-

I do the same thing, except I use Schlage Smart Sense locks and only provide a requested 4 digit pin. I will update the pin anytime the tenant needs and even issue guest codes if desired. This saves me the need to swap locks. And yes, I always have a contingency plan. In case the lock stop working (not one issue in 3 years) I have a hidden key lock box on site and the tenant can call if they need in. Which at that point I would need to rekey. Again, not one issue and the tenants love the smart home. I am thinking about trying the key fob locks on my next rental.

But as for IF you need to swap locks/rekey etc... absolutely.
