This is my current avenue. Was looking for some other options. I see some that proved reminders and even auto late fees. And apps like Cozy are free**. I am wondering how “free” these apps are. Lol

Each persons situation is different. If you have the time to manage your units, and have the social acumen to foster and maintain a professional relationship, it’s my opinion that can yield you optimal results when handled properly. However, if you own multiple properties, or multi-family, it may benefit you to hire an agency or property management co to carry the bourbon. Just make sure you set your standards with them. I hired an agent for a rental I just put on the market. He exceeded my expectations and brought me more cash flow in than I was asking. I was willing to discount a 2 year contract to save on the realtor fee for year 2. He kept it in the pocket and never needed to use that as a selling point. Back to the point, know your own personal situation and what suits your immediate needs.

For me, my biggest fear was not having an exit strategy, which partners with most peoples fear, lack of funds to risk. The lack of a reserves fund to cover the downtime between tenants, repairs, emergency calls, etc... made me think it can’t be done.

Like the title says. I am looking for insight on what’s working for you guys for collecting rents. I am using Venmo, and want to have a more professional approach. Something like Cozy. I’ve heard good things about Cozy-and it’s free for landlords, which is a bonus.
