@Kelly G., I have to agree with @Gail K. . I spent 24 months in combat as an infantry officer and did another deployment to West Africa in a specialized unit. The vast majority of vets who go to war never see any real combat.  Many vets are homeless because the military never forced them to learn how to be financially independent. The military has created systems that force new soldiers to learn almost no basic adult functions.(things that are provided with little to no effort by the soldier: finding a house on base, making said house payment, automatic bank deposits, medical appointments, no payment for medical treatment, etc...)  

With that said - I wouldn't be against VASH. I would accept the application and run it like any other applicant. If they meet your criteria and seem good - why not? You now have guaranteed deposits every month.  Stay fair and this can't be an issue.

@Kenneth McKeown , that rule was great back in 2013/2014 but I wouldn't personally use it today. What would you cash flow per door if you didn't live there? I like that your CAPEX would be minimal.

@Lisa Landivar, we understand. We are leaving the Army after 12 years. You definitely can buy a duplex, triplex, or four plex with a VA loan. As long as it passes VA inspection. If you are going to sell your home in WA make sure you 1031 it, if you haven't lived there for two years or more.

@Michael Johnson give them a $5 gift card to a coffee shop or bring them a coffee.  Seriously. If you are only taking up 15 mins of their time. Now if they have to drive 20 mins to get there, 15 mins there, and 20 mins back - that is basically a full hour of their time.

@Frank Inman , I was just at Meade. You need to do the math. With that 100k+ does it make more sense to dump it into one property or buy a few more properties and get the cash flow from them. Run your numbers. Look at all your options. There is a lot you can do with that money.  Good luck to you.
