@Thomas Johnson what does her being high up in the military have to do with it? She can't be forced by her chain of command to relinquish her rights to a property....does she owe money? That is a different story.

@Paul DeSousa house hack and use an FHA loan. Buy a multi if possible.

@Travis Billings it depends on what the debt is.  If we are talking credit cards - yes! If it's a mortgage or student loan under 5%, not necessarily. My default answer is always debut but really its a case by case decision.  What is the interest rate on the debt/s and how much do you owe?

@Amanda Arredondo, you should definitely finance but make sure you don't over-leverage. Do you have reserves? Have at least three months of vacancy money set aside and 5 to 10k for CapEx expenses. However, no CAPEX should take you by surprise.

If you are going to live in the home for a year start using the 3.5% FHA loans. Four for you and four for your husband. The VA loan would be great to use on a duplex, triplex, or fourplex. Good luck to you!

@Lisa Landivar , did the VA change the lending rules? The property should be your primary home for six months. After that, if you get PCSed that isn't your fault. So use the VA loan. Have you considered becoming an agent?

@Michael Johnson , seems to me like you are wasting a bunch of people's time to learn your area. A better solution, and what I did, was become an agent myself. You get the MLS, you get the ekey, you get access whenever, you write your own offers, and you recoup a portion of the commission every time you buy or sell. Plus, you learn the game and aren't wasting a lot of peoples time who could be off earning money working with other customers.

I am all about making life a win-win and being the best investor I can be. I am not about to be a real estate agent that assist a typical buyer. However, my goals and wants should never come at the expense or time of others. So I say use redfin, work with one agent solely who you are going to do the deals with, or bite the bullet and become an agent.
