Jane S. we haven't thought to much about condos at all. Concerned of hoa's and all. As far as house hacking goes. I have a family, so it makes it a little harder. I would need at least a 3 bd to start with. And duplexes, triplexes, and beyond are traditionally not in your most sought after areas. I did see an 8 unit property that caught my eye. But not sure how to do a commercial deal(or any deal for that matter).

Jane S. yes there is. How long have you been and agent in the Mesa area? Are you experienced with working with buyers and sellers that are investors? And what do you remember from your first investment property? I'm having problems coming up with the start up money to get into the game. We recently did the rich dad poor dad seminar through legacy education and all they kept pitching was mentorship, mentorship, mentorship. But if I had the $36,000.00 for a mentor, I could just use that as down and rehab on a property and go from there. I don't have two nickels to rub together at this point and am curious with how to get started.

Jarrett Williams my partner and I are just getting started here in the valley. Maybe we can meet up some time and see if we could try and add some value to you. We are still searching for our first deal. However my partner really wants to focus on wholesaling. I live in Mesa and he is out in Phoenix.

@matthew rodgers thank you so much for the advice. I have narrowed my search down to a couple of properties and I am still trying to do a property analysis to see which one would work. I am however the exact definition of, a lot of heart, a lot of will, but zero cash. So, now i'm trying to figure that part out.
