What do the numbers look like in both scenarios? 

Great advice from @Julie Hartman. That is how we handled past rentals with pets. 

@Cody Gray you don't get a break on your mortgage when it's a shorter month so why would you try to structure that for tenants (assuming a fixed rate amortizing loan)? In my years dealing with tenants, I have never had anyone expect to pay less rent in February than in December.

Several variables that play into PMI. Suggest asking your lender for a calculator, or else find something online.

It may have to be with a non-traditional lender. Comps will certainly be an issue for bigger banks. With historical lows, and if you plan to hold on to the investment long-term, working to secure fixed financing certainly makes sense (IMO). 

I would put in the work by contacting multiple lenders to compare options vs. commercial broker route. You should save on split/fees. Worth the upfront work. 

Great advice from @Ben Leybovich. You aren't the first to be in this position. Have to change your perspective and vantage point. 

Are you planning on house hacking? Have you searched inventory and ran any numbers in those markets?
