With a drive like that, I would certainly factor in auto/gas expenses (beyond their time) that you are saving them.  I would start the conversation and back into a number you are both comfortable with.

Hi Andrea. I always hate very lazy responses in this forum, but given you have a very specific situation, I'm going to suggest you seek legal advice. While purchasing through your LLC seems viable to protect your assets, each state is so unique in how they handle property in circumstances such as yours. And you would hate to take advice or opinion (or multiple) and have it be incorrect. Sounds like you have a lot at stake. Good luck!

Congrats on starting your REI journey! You are correct there are pros/cons to any strategy. Key, is understanding how to analyze deals, and identify top markets you may want to invest in. If you are planning to actively manage, ensure you have some good resources/boots on the ground in the market you are investing in.

Welcome to the forum! Beyond networking in your local market (REI clubs/associations) this is a great place to learn. Absorb everything you can. Listen to podcasts, read, participate in various forum topics. And most importantly, learn how to analyze deals. I would recommend analyzing any/all properties you can....even if you don't intend to purchase. It's good practice. Good luck!

RE investing is a grind. You cannot bring emotion into the transaction. Wealth isn't achieved overnight, and it makes no sense to take on unnecessary risk. Stay patient. Good luck!
