I've been using propstream and batch but it seems like a lot of the leads there are no good.. I'm tired of wasting so much time on dead leads.. does anyone have a good way to get decent leads of high motivated sellers?

I appreciate any help and adivce as everyone on here is usually so amazing and helpful.

I am new to this business but have been learning a TON. I feel confident in the know how and already have a business set up and ready to go. All I am needing is a partner who would be willing to put up the funding and I will do the work and we all get paid in the end. I have great terms and am willing to do 8-10% simple interest for a PML or a 50/50 split with a partner.
