I'm an advocate for education as well I have a degree and a number of other certifications. but the debt most acquire is ridiculous! also a degree isn't a requirement to become a real estate investor, get to work and save some money, if REI Is what you want to do. That will definitely get you started and you can always go back to a school if that is important to you

It’s not the best area to live due to crime and it looks so much worse than it did years ago. However there are still families living in that area, so homes will rent. There are decent properties but not full blocks of them unfortunately! It has gone down, which drives the purchase price down which is good however the type of tenant you attract may be the place of concern. I own property in that area and know some other investors who do as well.

@Jason DiClemente straight to the point advice. You have to have a process in pIace and this is it. If they are late, start the eviction process. You must be firm
