@Adam Larkin Congrats on getting 19 properties in one year. That's awesome! I don't have much experience yet so can't add much insight, but I do plan on doing the same as you. Can you let me know what bank you're currently using that gives 80% LTV? I'm planning on calling a bunch of local banks in the next several weeks - if I run across something I think could help you I'll let you know.

@Adam Burke I would look at your loan amount. I think you may be hardpressed to find a lender that will loan 80%+ LTV on an investment property. I typically use 70-75% LTV in my calculations. Your closing costs also look a little low. Otherwise, on paper it looks ok, but that;s without knowledge of the area. If it's a rough area, you may want to factor more in for repairs and vacancy.

I'm headed to Memphis in the next couple weeks and will be starting to set up meetings with potential property managers. I have a couple in mind, but would love to hear some recommendations or experiences from others as well. Note I am investing from OOS and I don't mind paying a little extra for a great manager. @Matt Ward I can only speak to what I would do. If I had $1M of money to invest, I would invest in syndication. Likely, if I have that kind of money to invest, I am doing fairly well and looking to step back from day to day involvement. That is my own personal goal. But most new investors don't have $1M to invest. So they must start with SFH (or smaller multifamily), like I am doing right now. Personally, as I amass more properties and wealth over time, I would move away from SFH. I guess it depends on a persons goals.

I would make sure she knows that you want her involved in your future ventures and you appreciate all she's done. And while I know sometimes houses don't sell and realtors don't get a commission, If it was me, I would provide some monetary payment for her work. But that's just me.
