Hi BP friends, 

I'm an investor wanting to look outside my home market of central and northern Florida, for a SFR BRRRR. As many probably know, Florida has been hot for while and it's harder to come across good 1% deals anymore, plus not a lot of inventory on the market.

My general criteria is:

- $70-80k all in (including rehab)

- $100-110k ARV

- Approx $1k/mo in rent

- not a war zone. 

Any recommendations for good BRRRR markets right now that come close to that criteria? Mostly interested in the south-east, mid-west and east coast. Thanks in advance and look forward to hearing feedback and networking.
