So I could sell 7 properties

And do a 1031 just buying a high end single condo?!

Thanks Wayne. That's what I was wondering. Selling a single property, of course and buying another, is straight forward But what if I sell a package deal to another investor, which is about 7 properties Could I reinvest in a single high end beach condo??

Do most of the landlords on this site pay for pest control or make tenants pay??

Create two rentals, then when exiting value is increased

I plumbed it for a bedroom a mother in law suite if I choose

If I finish basement I would have to market it as such, which would limit my potential renters

Eventually I would have to rent, and it would not be good to invest that much capital and still get 950 a month

Here's the deal:

1. Bought brick house for 68k

2. House has unfinished basement

3. I retrofit whole house electric HVAC plumbing

I plumbed in basement for future use also created sub panel for basement

4. Upstairs is 1788 sq ft

5. Rent is 950

6. Dilemma:  if I refinish basement rent will still be only 950, unless I create another apartment

Finishing basement will create value, but

Rents will only be 950 per month

What would you do?
