Nice to meet you.  

First one was 25k, bought cash.  Worked 9 months, all sweat equity, invested about 20k.

Financed the next four, very high ROI, ruthlessly used passive income to pay off two in a few years, then financed two more

I am licensed electrician, 25 years industrial electrician, family HVAC license, many retrofits I have personally done

Looking to expand into small apartment complex and get more connected to investor network in Atlanta area

Originally from Boston, and eventually want to do some deals in Boston where it is expensive but great equity

Does ROI increase as years progress and investment cash returned ?

Can you view it in that manner?

I bought a property in Atlanta area 5 years ago

Price 40k

Noi =7k

Cap rate = 17.5 percent

Question:  property is now paid off

Can I think and articulate , saying cap rate is now 100 percent??

What do fellow investors think of selling investment property that is paid for 100 percent.

Acting as bank.  30 years of payments.  What are costs associated with foreclosing process.

What are other benefits and pitfalls
