If I bought a property for 40k, ( purchase and rehab), and my Noi is 8k, my cap rate is 20%

Question?  If property value increases to 120k after 5 years, and my Noi is the same 8k, does my cap rate drop to 6 %?  Is cap rate dependent on the actual purchase price or the increase in equity over the years?

Absolutely!!  Well stated!! The real intention of these so called guru’s is to SELL!!  They constantly leave out all the downsides, recapturing depreciation amongst the biggest!!

Please!!! Please!! All you Real Estate guru’s, really Book sellers, when teaching about RE and all it’s benefits, especially depreciation, please talk about the recapture of depreciation on the sell!!

My lease does have strong , no sub lease clause in it.  That’s why I’m a bit perplexed.  I’m getting 1100 per month, this guy wants to rent it, has good credit, but I sense he is RE renting for 1300

How can he be so brazen??  Evidently,he is not afraid of eviction process, or evidently has a plan for that. Very slick!

Any landlords have people trying to sub lease their properties? They qualify, act as husband, then profit by putting in non qualified people, saying they are husband!! I do have no sub leasing clause in my lease
