@Tyrone Marson. The property looks pretty good. I have a bunch of investments in the county. A couple of questions.
What improvements are you making? what does the 35k entitle.
Have you thought about section 8 renting?
What is the basement situation? Are you planning to add a bath and turn the basement into a room?

One tenant has the Covid and will be out of Work for 3 weeks. I gave her half month off and cover the other half with part of her security deposit to be repaid every month.
Another one has ghosted me and owes me close to $3000, had to get a lawyer for breach of lease since I won’t be able to kick her out for failure to pay.
I have another one that only pay part of August, but promised he’ll pay the remaining August and September next week.
Overal 8 rentals having problem with 37% of them. Still possitive cashflow but not looking very good.

@Shawn McCoy I I live in Fairfax but have to invest in Baltimore because I couldn’t find anything closer they would make sense. I thought about Manassas once but couldn’t find anything that would give me decent returns. Same with brrr most of the houses I see are rehabbed already

@Jhanel Wilson Unfortunately they're regular tenants in my case.
I wouldn't think that there's tenants that wouldn't care given that they're getting their housing covered and they might lose that.
Are their portion big?

@Jon K. Thanks so much! That actually gives me a bit of hope. I was told by Maryland Rent Court Services that the FTPR court date won't be until after aug 31st.
