Hard to say without knowing the price point. How much will each unit sell for?

So one of my friends is a developer and was going to build a triplex on land he has in the Hollywood hills on Beachwood. He’s now allowing me to wholesale it. It comes with approved plans with permits ready to pull. In total it’ll be 12 bedrooms 9 baths with an 8100 SQFT build out. Each unit will have a 2 car garage. To me it seems like a really good opportunity but I’m new to Los Angeles so I’m not sure who to market it to exactly. I’ve tried some development companies but is there a niche you typically target when dealing with these types of deals. Please let me know any advice is greatly appreciated.

I’ve been trying to find someone to buy this land I’m wholesaling in Bakersfield California. I’m located in downtown Los Angeles I’m just not sure what I’m doing wrong. The land can be turned into an R3 and it will go for around a million once properties are built on it and sold. Anyone have advice they can give me? Were asking way less than what we think it’s worth.

I just moved to Los Angeles and what are some ways you guys have found investors for properties over 1 million dollars in value. I just got back into wholesale after a few years  so I’m a bit rusty. Any advice you may have about working in California, lead gen, finding investors, etc is greatly appreciated.

When there are lien holders and legal implications claims get taken out of my hands and are handled by a special group in our company. I would assume you could put some kind of clause in for the insurance payout, though.

If they are filing the claim on their insurance, then all checks would go to them as the named insured and they would have to sign that over to you. Or get the work done with a contractor that you approve of to work on the home. 

Insurance policies are contracts, and insurance companies are legally obligated to only work with the contract holder. Hope this helps, let me know if you have other questions. 

Could I just put a clause in the contract saying any money received from the insurance claim be paid to buyer? By the way it is forced insurance from the lien holder due to the homeowners lack of payments to their own insurance.
