Hello BP,

I have a question that stop me making offer many time on property. I know BP is the only place I can find help.

Sometimes when I come across a property where in the county website the land value very low and the comp. for sold property is very high in the area. I back off and doute on my numbers thinking the property will not appraise for my expectation value.

For example

Subjet Property sold for $160K

Comp. Sold property is $290K

Comp. On sale prop. Is $ 320K

Subject property land value $ 20k

County market value is 122K

I have an experience like this before the property wasn't appraised .

What you guys think?

I have one on my table rightnow I don't know what to do.
