Great morning BP ,

I'm a new investor living in Florida I bought a property in Albany, Georgia that needs some work for over two months now I keep looking for an handyman to work on it for me (try to cheap) but I realized that I'm loosing a lot of money by driving back and forth for meetings and such. When no work is really done.

I was wondered if BP can help me found a good Remodeling Contractor in Albany, Georgia .

Because I looked on line those that come up as no reviews and I don't want to keep throwing up money out like this.

Please BP help!!!

Because of my market in South Florida that is been so high in value and also difficult to find an house those days I decided to go out of state.

I founded a nice property in Georgia in a good price that's work with my numbers from an investor that I called on craigslist. I went to his office I signed the contract with him but he said that THE CLOSING WILL BE WITH HIS REAL ESTATE ANTHONY that lives in Georgia.

He said but the closing will be here in Fort Lauderdale, Florida.

When I asked if the ANTHONY will present at the closing .

He said : I'm not sure.

QUESTION.

Can I close a Real Estate transaction without the presence of a title company agent or a real estate ANTHONY.???

Please help.

HI BP.

Please help me in that analysis . I'm looking for property to fix and flip in Florida. Every time I make an offer people either complained or got made because they think I offer too low. And I use the BP calculator fix and flip, sometimes I don't do the comp.

I use realtor.com zestimate price for the ARV, I used 10% of ARV for my profit,10% of ARV for my down payment, plus the H.money lender interest, plus the 2 points, I used 2% of ARV for buying in closing (I used ARV because I don't know the buying price yet) ,plus 3% of ARV for selling in closing, plus realtors agent fee 6% of ARV, plus holding price (rent X month), plus the REHAB cost . The result of this is my MAX ALLOWABLE OFFER price.

I can't see where I'm wrong there can you guys that's been there and done that tell me where I'm wrong here.

Call the bank let them know that you want to buy another home because your neighborhood getting bab or house to small or .. I mean give them a cause.

You will be able to put it on rent and qualify for another one.

That's what I do.

You're a veteran it's not hard for you at all.

Just call one of the credit UNION out there and apply for a VA loan. Then look for new construction home . They will ask you for a GOOD FAITH deposit most likely $200 to $500

In the new construction home buyer don't pay

Closing cost SOMETIME , saler does.

So at the closing they will keep $1 from your good FAITH deposit and give you the remaining.
