Welcome Sean,

My suggestion for your first property be VERY close to where you live. I have 2 properties that are 1 hour away and I think that is too far.  Unless you are going to have a Mgmt company do ALL the work, but that is not me.  Not enough profit in it.

Ricky, for the ac install, i dont think there is a ballpark. It really depends on the house and how hard it is to run the ducts and the proper electrical.  I just had a 1200sf cape cade quoted at 9000 .

You don't like 1031s because it ties up your money, but up your money is tied up for a year buy holding the property?  that is why i am not holding my flips. maybe when i hit that 44% tax bracket i wont worry so much.  :)

If your holding(renting) it, then don't change it. I doubt in any market your going to get more rent for a 3/2 than a 4/2.  why invest the extra 30k?

if it a legal 2 family there is a very low chance they can deny a CO based on that.  That said most NJ towns are small. you can easily got talk to the 1 or 2 inspectors the town has and ask them.  They are normally friendly :)  normally.

there is a guy on youtube that claims to have this figured out. I think it is System Saturdays or something like that. At least his videos are fun to watch
