Hello other NEPA guys, I am looking for 12 + Units under a single roof, if you guys know of any please send them my way. I would love to look at them, and have no problem paying a finders fee. 

I'm about 70% numbers 20%tenants and 10% Gut feeling..   The numbers have to work, if they don't then forget the property.  What price can you purchase the property for to make the numbers work? Thats really the only question in the whole equation, but can easily be figured out with a contractor walk through if youre not handy.   I will buy a location based on tenants, most people think this is a bad idea, I look at it like guaranteed money. If I get the gut feeling the tenant will most likely die in the apartment, it helps close the deal for me,  if the numbers aren't perfect. 

Hey Matt, I’m also in Mountain top, I have 5 props/13 units with 2 other partners. We bought our first one last May and quickly added 4 more in a year. Once you get over the first one seems to be much easier. Danny
Joseph Bramante how does multi family work with large partnerships does each investor just get a yearly dividend? And the property is managed by a prop management company? The investors don't have a daily role in the business?

Chris K clearly knowing the area well. I stick to Wilkes-barre as its closer to me, and I don't like Scranton Taxes.
