Are you renting homes that are furnished or unfinished to them?

I have heard the same about Anderson from friends who live in the area as well as most forum's .  I was also intrigued by the prices and Im sure there are pockets in Anderson that are decent. That said I think you can find properties that cash flow in Indy and the surrounding cities to the south of town pretty easily.  

I think it is very block by block basis throughout the area. Hook up with some wholesalers if you haven't already. Thats where you will find most of the deals.

Have you guys had any luck in the fairgrounds north neighborhood?  When I came out in March I noticed a bunch of rehabbed houses in the area and it seems like the rents are  increasing.  I purchased a duplex in December there and have one side rehabbed, but it has take 2 months to get it rented. I think we might have started out a little high on rent for the area, but I have since lowered it and no bites yet.  

The SFH values seem to be rising quickly in that area, but I am wondering if its the duplex aspect people are hesitant about or is it just location. Any advice would be appreciated.

What are your thoughts on this area now that 3 years have gone by? I am looking at a duplex on Crittenden north of the fairgrounds. I see a lot of SFH comps 2/1's going for over 100k.

Any idea if there is a rental contact in place or if they plan on staying in the house?
