in regards to your first issue,
i hope i understand your question properly. For starters, i am very young and inexperience with real estate so what i say might not be valid. thats my disclaimer. :)
If someone was to come to me with a peice of property. I would ask/find out, as very basic DD:
1. acerage
2. price
3. current zoning
4. FLUM - Future Land Use Map & Utilities Map
If the first 4 are ok with me i would continue
5. Streams
5a. if so, where and what type buffers
6. Flood plain
6a. if so, where is the 100yr (whatever year flood your county uses down there)
6a1. I like to overlay the FEMA 100yr map onto a plat of the property, this will provide you with a guesstimate of where the flood plain is.
7. From here, you can figure a estimate on how much usable land there is.
Im sure there are other small things, but this is what i like to see when scoping a new property. If 1-7 pass the test, its on to more exact things like:
8. Highest and Best use?
8a. what will the economy support here
8b. does the FLUM allow that zoning
8c. if so, can we make the required density, buffers, and other stipulations in the zoning code.
9. preliminary layouts using the above info and end product type decided in #8
10. Profit Proformas, using the above info you create a guessitmate of what you could potentially make on this deal.
These are the "basic 10" if you will ;) I would only expect a birddog to make it to #7.
PS. when asking a realtor about: zoning, hydrology, utilities, and other basic things. PLEASE verify with the proper authority.
If you need help with getting this info i could possibly give you some generalized direction.

but yes, 100x100 downtown would be workable, and 770K per ac in a major city is cheap..

OK, i will mention my first and huge red flag:
When you say 100x100, im going to assume you are talking about feet? If so thats incredibly small, im not convinced you could fit townhomes on there if your life depended on it. besides that, 179K.. thats 770K per acre. In my book, thats stupid expensive and not worth looking into. Obviously, area effects price, but 770K per residential ac is expensive no matter how you look at it.
Let me know, that you really meant 100ftx100ft.

great post and thankyou! I would agree 2% is GREAT.
So is a 3-6 week time frame optimum? I was thinking monthly, but that was only speculation, no formal training/experience in that area like you have. If 3-6weeks is really the best, thats a great piece of info, THANKS!

First off, there is one thing i have learned and that would be not to put a decision like that in the hand of civil eng.
He said it would be "perfect."
Please ask him what his definiton of perfect is. Is it perfect for him to make money on his drawings, YES. Is it perfect for you to build, maybe. There are many things that contribute to a buildable piece of land.
::Zoning- will it fly with the county?
::Cost/Profit analisys - does it work?
::Will the market accept this structure in this area?
::You mentioned a old house. Check with the historic dept. at your county. Can you even demo the house?
::Full Survey with hydro - can you physically build? (Land Planner)
And a million other things. AS u start to answer these, more questions will come up. trust me. :D
