"how-to" lol. A "book" would be an understatment. A book with 500 volumes maybe. Developing is a process that I cant begin to imagine being able to put into a book. And if you did, everyone would hate it because they would "do it by the book" and go bankrupt. Start small, and work your way up. Ask questions. But I cant imagine there ever being a half decent book on land development. Thats just my opinion.

I asked a similar question last week. Trying to see if a LLC was right for me and a partner. After some investigation and talking with my lendor, I found out that it would be very difficult to get funding on a brand new LLC and the increased interest rates was not worth it. Maybe this relates to u also?

What kind of projects are you getting into, and why do you think you have to start a business; opposed to doing the work on a personal level at first?

good point. Im not sure how to find the good from the bad in the BOOKs department. I think there is a books section on this website?? I cant remember.

I think alot of it will come from experience, which u cant read in a book. But the basics of a retal prop. has to be written down somewhere. Good luck, and let us know if u manage to find some good reading material.

Thanks for the info Joe! I dont think I will need her number. We do our filings in house for our LLC, so I will just find out how to do it from our assistant. And plus, my county just started doing LLC online filing, all from one place. So i think that should make it easy.

So basically, it comes down to credit of the LLC for financing. Hmm.. We have a great banker at Regions, Im almost positive I can get financing from him. We will see.. Thanks for the input guys!

i gues there is several ways to look at "time" and its importance.

But you cant get somthing at the right TIME with out you money in order ;)

Rentals would be a good way to start. Or maybe a refurb would be better if you have extra time and enjoy working on a house.

Im not sure about others experiences, but low income tenants can be troublesome.

I would start by trying to figure out what interests you. Money is a huge determination of this ;) If you only have a little money, likly you will be stuck in refurbs, and rentals. I would say thats where the majority of people started. Im on the same boat as you, im only 21 and dont have much cash either. Good luck, just figure out what fits you. I would read all the seperate forums below "getting started" theres basically a seperate board for each type of general RE Investment type.
