Hello all!
My name is Daniel Krotz and I'm a 21 year old from Annapolis, MD. My journey in real estate started 2 years ago, after my father handed me Robert Kiyosaki's "Rich Dad, Poor Dad." At the time, I was a full-time student at Stevenson University, overpaying for an education. I can honestly say that it was that book that inspired me to seek a career of cash flow. Even though I was doing extremely well in school, I took my chances and dropped out. I believe that there are endless opportunities out there for those who do their diligence, get creative, and never give up.
I am currently a licensed realtor in Maryland, and work 2 part-time jobs. One being for a distressed residential wholesaler and flipper, and the other for a commercial real estate broker and developer. I really am getting the best of both worlds. For the residential wholesaler, I work on selling his wholesale deals and interacting with potential investors/buyers. As for the commercial broker and developer, I've been hired to do some marketing via cold calls. I'm currently closing in on my first commercial lease!
My overall goal is to own many investment properties, particularly multi-family units or apartment complexes. I think I my first investment will be a live-in flip while possibly renting a bedroom to a friend. I'm always looking for mentors and others alike to collaborate with!

Even though both lake and cook county Illinois claim they file the information online I can not find information on the executor, estate address, executor address, etc.
It looks like I am going to have to go to the courthouse and want to be a little prepared as to what I am searching for.
thank you
Lee,
I can't say what the protocol is in other States, but in Maryland the information is listed online but requires payment. For free information on the executor, estate address, and executor address, you have to go into the court house. I look for:
-estate type: RE (basically general real estate...you don't want small estates)
-Status- OPEN
Once you have found the type of estates you are looking for, you really just have to sift through legal documents, which will be take some time to understand, but will be beneficial. Definitely look to see if there are any liens on the property, or damages.

Hey guys,
So I've recently been pulling probate files at the county court houses. I've pulled about 200 leads and have began a mailing campaign. I send out a personalized letter to the Personal Representative, and haven't been getting any calls back. Any ideas?
Thanks
Danny

I was recently hired as an independent contractor to work for a small real estate investing firm. My job is to generate leads through probate. I have never done this before.
I spent a few hours the other day sifting through recent records. Although some records included the address of the listed property, many did not. The only information I was recording was 1.) Deceased Party's Name 2.) Property Value 3.) Property Address (if any) 4.)Personal Representative's Name & Address.
There was seldom a physical description on the house, and many recent files didn't even have any dockets.
I am wondering what more information I need to gather? Also, is mailing the personal reps the best option?
Thanks!

Hey guys,
Before I begin, I'd like to state that I am a total noob when it comes to probate and have never touched a probate case before.
I am looking for distressed homes in probate. I know that I can research public records at the local county circuit court. I expect to spend a few hours there in the following days. To save myself some time, how can I efficiently screen files before going in?
Also, are there any additional records that you all have had luck with besides the county courts?
Thanks in advance!
