In 2021 my wife and I created a Real Estate Investment Fund that focuses on Tax Sale and foreclosure auctions. With over 4 years experience working with individual investors we felt we needed to consolidate everyone into a fund in order to grow. 2021 was great, and 2022 will be even better! Always set bigger and better goals for yourself and your business.

Its zoned agricultural, and he lives very modestly, but wouldn't be able to show a lot of income from a job.

A friend of mine owns a wedding venue/equestrian ranch in middle florida, (South of Winterhaven) and is seeking to borrow against his property.
Value of venue est. 3 million. Property has 2 residential structures, lake frontage, horse stalls, pens, etc.
He paid cash when he bought it.
He has zero debt. Owns 4 other lots and 2 homes in Florida and 1 in northern U.S.
He is looking to get around 500K out, for 2 maybe 3 years.
Purpose is to invest in municipal real estate auctions. (foreclosures, tax, trustee sale, etc)
Financing type ideally: interest only or balloon.
He has had many successful businesses in the past, all purchased/operated with no debt.
Is this possible with Private Money Lenders?

If I use your 20k to purchase and sell a property where the net profit is 40k, and assuming we split it 50/50, your ROI is 100%. What's mine?

Can anyone recommend an experienced attorney that is knowledgeable with tax sales in Chattanooga or Hamilton county?
I Purchased a few tax properties, and some are occupied. I need to file a writ of possession.

I am a current, experienced tax sale investor. I haven't bought any course from any guru, I taught myself.
Currently, I have more than one partner investing with me, who in the past (prior to working with me) spent over $10,000 with a tax sale guru, only to be asked to buy more "courses" or the assigned "expert" was clueless about the state my partner was interested in.
I tell people I can't mentor, teach you or be your "guru". I'm too busy doing. (But I will partner with you, no fees)
However, I just read the "Tax Sale Playbook" by @Casey Denman this past weekend. Its FREE except the $5 shipping.
In the future, when newbies ask where to start, I will confidently recommend Casey's book. I was really impressed with the content.
I cant speak about his courses, but his free book has a lot of knowledge and value for new investors!
