Go online to your states attorney general and file a fraud complaint. It is free and they will follow up.

Have the LL install a drop box and take a video counting the rent as it goes into the drop box.  Send the vid to the LL each month and keep it for proof of payment.

Then, they can place the receipt under your door.

Seems like way too much of a hassle to me.

I would only use a cleaner that is specifically for tile and grout. Homemade elixers can damage tile and grout.  

Also, I would recommended Steam cleaning the grout. 

If this is the silicone product that I am thinking of, I would not do it.  Reason being, it is nearly impossible to make repairs to the rubber roof once this stuff is on it. 

I would look into pvc, or even maybe tpo replacements before doing a band -aid solution like this. 

Rubber, torch down roofing, is a tried and true method that lasts more that 20-25yrs if properly maintained.  And is easy to repair.

Im gonna go against the grain here.

Firstly, be very wary of listening to sales people (real estate agents). They are usually trying to sell you something.

Secondly, im not in the leverage all you can camp like all the others. I like to capture my real estate investments immediately and would prefer to pay cash.

In Chicago you can get a 2 flat for $500g in a great neighborhood on the n/w side.  this will cash flow approx. $2,800 per month without section 8 (government subsidized housing). You can cash flow much more with section 8 but there are headaches.  Add a garage rental to this and maybe an “illegal” basement unit and you could be close to $3900 CF. 

On the south side of Chicago you can get a 4 flat for $500g in a pretty good neighborhood like Beverly.  This will cash flow approx. $5600. Add in a garage and basement, well you get the idea. 

I would first house hack with your purchase (live in and rent out).  Handle the management yourself. You will learn quickly. You can always speak with a local real estate lawyer for consultation and guidance on everything. 

Remember this: The laws favor owner occupied in most areas of the country, as far as I know.   I would not let a PM company handle my assets.

If you cant move, then save up more cash to buy a 4 flat where you want to live.   Im pushing the 4 flat because it is still considered residential. 5 or more units is considered commercial and there are more fees like garbage removal, higher insurance costs, etc. 

Lastly, if you do want to leverage a bit, does your religion allow owner financing? This will allow you to get a smaller interest rate loan (than market rate) and pay back an individual as opposed to a bank.  With this option the sky may be the limit with $400g as a downpayment.

You could go online and make a formal complaint with your state’s attorney general.

Its free and they will follow up regarding fraud.

No such thing as a good real estate used car salesperson, err, agent imo. 

Theres no need for them and they typically bring nothing to the table. 

And thank you for highlighting my point. You actually wrote that pulling comps and driving by a property is soooo time consuming. 

Laughable.
