@Prashanth Mahakali would be my recommendation for an architect knowledgeable in basement adus.

Quote from @Joe Geist:

I’m a pace student and the program is amazing! It’s actually a bit overwhelming as there is so much content. The quality and breadth is first rate. I paid for the executive membership and the cost $12,500. You get more one on one and a transaction coordinator to help you put your deal together (paperwork/logistics). In addition you get the community aspect and it’s a huge group. I would say money for value is outstanding. And I haven’t even done a creative deal yet but learning so much

 Wow!

Go online to your state attorney general and file a fraud complaint against this person.  Its free.

They will follow up.

As usual, I seem to always go against the grain.

Ive purchased a foreclosed property. You can, at the least, get it for 5% less than asking.  There is no bs when dealing with a bank that wants it off their books.

Do your DD. There may be some problems, but everything can be fixed.

The answer to this question with a vague location is simple.

Check your local listings.

Contact your local Bar Association or the American Bar Association. They will direct you to the best.

OP-

Your water heater leaked and caused damage to another's property.

You are responsible for this. It doesn't matter that you didn't know about it.

If I were your neighbor, and you were acting this way, I would sue you in small claims just to cause you a bigger headache than you are causing me, since you are out of state.

I recommend being a good neighbor and taking responsibility for your problem.
