I just had my downstairs basement (rec room + bedroom) drywalled 750 sqft 37 panels. the price came to be $1700 all in, hung, mud, materials, left ready to paint. curious if this $45 a sheet is decent price in the Milwaukee, Chicago area or even in general.

I think it would be hard/impossible to prove that it flooded previously, especially if the sump pump was working when you bought the house.

 The basement does not show any  water damage when the sump pump is running. I checked the gutters and the spouts and everything looked good. I talked with the neighbor and he said he knew of them flooding one time. He knew them pretty well. My real estate agent contacted the old owners and have said they have never seen any water in the house.

Hi all,

I purchased my first single family house (primary residence) in July of 2018 in a suburb outside Milwaukee. The market was very hot and we did not get a home inspection. In October of 2018 we had the sump pump motor go out and flooded the finished basement. We went and got the same 1/2 hp sump pump and replaced the old one only to have the motor fail yesterday and our basement to flood yet again. On the real estate condition report the owners who have lived there for over 40 years listed no previous knowledge of any water or leaking throughout the home. I feel like flooding twice in under a year or homeownership they are not telling the truth. They also had a squeegee that was in the garage. I’m wondering if you guys think this is worth getting a real estate lawyer involved in or if I have a leg to stand on.

 I checked Lowe’s but they were a little more. Do you trust any online companies or is that too much if you don’t know what you’re looking for?

Hi all, 

I purchased my first house (primary residence) and I’m going to be redoing the kitchen in the next few months. I’m just not sure what is going to be the better option for me. I was quoted 3300 for granite countertops at Home Depot installed for 56 sqft of countertops. The price for laminate was 1500. The house was purchased for 220k last year. Comps range from 190k that need to be completely redone to about 250k. I’m on a budget and was quoted with cabinets and grabite counter tops $9200. I’m a little hesitant if it would be worth it in the end if we did the granite and sold it.

Looking for good options on where to buy cabinets online. These are for my primary residence. Looked at Home Depot and Lowe’s And was quoted about 9200 for cabinets and granite countertops. This was for about 14x12 kitchen. Looking for mid grade cabinets with soft close.

Hi All,

I am a first time home buyer and going to be putting an offer in on a flip and wanted to include a home inspection. the issue is the basement is partially finished so access to walls is limited. Does it still pay to have an inspection done?  I would consider offering substantially less with not having a home inspection as a contingency. I just don't know how I would buy a flip and not have an inspection done.
