Hi All,

Have a good deal in my sights, and a verbal agreement from the seller. Looking for recommendations on a title company for handling either a cash or hard money transaction. Seller owes back taxes, so that will have to be included in the closing process.

If either of you are familiar with the Olde Towne East area, I'd be curious what you think of it based on the MLS listing (zillow) to gut check my reaction.

Hi All,

I'm looking at an early 1900s property in the Columbus area that would need a full rehab being sold AS-IS. I'd be doing a lot of the work on it myself or with the help of knowledgable family and friends, but hoping to get an "expert" opinion before I buy so that I don't get myself in over my head. Hoping to have someone walk the property with me and help me get a better overall picture of what is needed and any particularly concerning problem areas. Not sure if this would be the domain of a home inspector or general contractor, but would need to be someone familiar with distressed properties.

Anyone interested or have a suggestion on a trustworthy person to contact?

Hi Shauna, nice to meet you! I'm new to the community as well so I'll let others give you a better welcome but I do have some thoughts on your Columbus & Linden idea.

My concern with the Linden area is the barrier effect that I-71 has on separating it from Clintonville/Campus/Short North. We see this on the other side with 315/Olentangy River causing a dramatic culture difference in more suburban living in Grandview vs more walkable and urban short north. IMO Weinland Park was a natural candidate because it was squashed between the ever-expanding short north and campus. Huge investment from OSU through Campus Partners has also played a massive role.

We've started to see some investment in Milo Grogan as of late (Rogue is huge and North High's brewery facilities come to mind as well). But the area in play there is still west of I-71, albeit east of the railroad tracks.

Anyways, I really like the idea of moving outside of the already up-and-coming areas and investing in community development as well. Care to share any thoughts on the potential you view in Linden? I really know very little about the area and community (other than frequenting the bowling alley on Innis during my college years). Do you have any thoughts on Milo-Grogan?

I'll let others chime in on potential issues of having a boiler system in a rental or flip since I'm not familiar with that aspect, but I will say that if you read up on HVAC forums it seems that radiant heat from boiler systems is preferable from a comfort standpoint. Provides more even heating without drafts etc. Especially when the alternative is retrofitting ductwork or using potentially improperly placed retrofit ductwork. Apparently A/C "mini-split" systems are a good option for installing A/C in a house without existing ductwork these days as well, particularly in older homes with original plaster where installing ductwork would be a big issue. Again these perspectives are from a homeowners standpoint, so may be less relevant when looking at cost/benefit for a potential flip.
