Based on other charts I have seen that represent similar data sets, I would call into question some of these #s. I'm really not sure if it's because it's just reliant on zillow data (I.E. not a comprehensive data set) or if there's something else going on, but I would take these stats with a grain of salt...

@Neil Narayan good point about the non-disclosure state.  It could relate to that, but also of note is TX property taxes are quite high and that tends to 'dampen' home value appreciation in some markets there.  I had a property near Houston with taxes near 3%!

In general... And this is not the dynamic just in this metro = the nicer place(s) may choose to live do not pencil out for investment returns.  If you are seeking cash flow, you won't be able to buy in the A/B neighborhoods generally because the rent/value ratio is relatively low.  You could go for an appreciation play, but that's not a sure thing.

@David Burns can you clarify what are you referring to because Cary has median home price that is more than 25% higher than Raleigh (?)

@Danny Randazzo - Yes agreed on the scale comment. It’s why i invest in fourplex townhome style BFR properties in a couple other metros.

ROI and $ yield are not a function of purchase price but rather a function of rent levels in proportion to property cost, correct ?

So isn't the better question how much ROI you can get on $1mm in various markets ?
