@Hemal Adani   There are a myriad of more experienced/seasoned syndicators out there if you look.  But I get it... there is affiliation with open door to BP and so that's a big part of their marketing.

@Bradley Shuhart  not sure why you would tolerate any negative cash flow.... when there are certainly markets and asset classes out there where you can go in with positive cash flow.

It's not difficult to find properties that meet the 1% rule, but be careful what you ask for.  Probably they are older or distressed properties in undesirable neighborhoods certainly they can be found.  But would you want to buy and/or manage them?

@Travis Andres  I have read about him and you can google articles also.  I believe he has built a lot of his empire off of unsuspecting/unsophisticated folks... I could be wrong but I don't think so.

@Alex Henige It does not add up to me.  There are a lot of other place/properties you could find that are at worst neutral or cash flow positive.  The fact that this property is close to you I guess you view as a plus (?)  but you could deploy your money out of state and make a return.  Why do all that work and tie up capital for a negative return?  you can put the ~300K downpayment money into a money market or HY savings or treasury bill and with ZERO risk you'd get like $15k return annually... just saying

I can't really tell if the initial post was in jest or serious, but if one needs a lender for EMD then that's a VERY shaky start to an investment.
