for nice(r) product you'll not find anything cash flowing in the triangle area.  Are you ok with buying for long term appreciation and no current cash flow?

There is no binary or a yes/no answer, ore even a formula that will tell you what is good or bad.  there are many nuances and trade-offs in any syndication deal.

It would depend on interest rate you are paying.  If you are paying a lower than current market interest rate then don't pay it down because your debt service is cheap. If rate is high then you might consider it.

It's antiquated IMHO.  if you find something @ 2% rule today there is something seriously wrong with it I'd say.

Of course home listings are way down.  Folks (like me thankfully) who have locked in low 30yr fixed mortgage debt on their homes would not want to sell and give that up now unless they absolutely had to.  the low debt service is an asset and why 'existing' home sales have fallen off a cliff.

If you're looking for 'deals' or properties at distressed or fire sale prices you won't find them in Raleigh metros.  If you're playing the long game then I'd wait longer.

Echoing what others have said.  there is not really any cash flowing in Raleigh market unless you were to finds something very distressed, which not sure you'd want to take on.  Cap rates rates still well < 6 as suggested and financing rates > 6 = so a negative leverage scenario.  RDU is 'on the radar' and has attracted much attention in last several years so there is increased competition for deals.

To me, it seems like you'd have to have a lot of syndications to warrant special tracking software.   Excel is very flexible ;)  but i'm old school maybe.
