@Zach Fulton   If you are planning to buy and hold this then believe you have underestimated your taxes.  For an investment property (one in which you are not living in and don't qualify for homestead rate, you would expect to pay close to 2% of value in property tax.  So that would be $3k/yr and not $1k/yr.  The rule of thumb in SC for investment property tax is you'll pay ~3X the resident/homestead rate.  Does this make sense to you?

This post covers a lot of ground... I'll just say there are probably a million or more things that that are 'morally' worse than providing a safe/clean/functional place for someone to live in.

for nice(r) product you'll not find anything cash flowing in the triangle area.  Are you ok with buying for long term appreciation and no current cash flow?

There is no binary or a yes/no answer, ore even a formula that will tell you what is good or bad.  there are many nuances and trade-offs in any syndication deal.

It would depend on interest rate you are paying.  If you are paying a lower than current market interest rate then don't pay it down because your debt service is cheap. If rate is high then you might consider it.

It's antiquated IMHO.  if you find something @ 2% rule today there is something seriously wrong with it I'd say.
