I'm in the middle of negotiations for my first flip or Brrrr investment I have been preapproved through a Hard Money Lender. How I got here  hasn't been easy. The first thing people suggest on here or anyone you ask is getting your financial house in order meaning credit start saving money etc....which I totally agree with,but there are other ways to get in this business you just have to be creative. I'm making this post to let you know that it is possible and if you are part of this site you are definitely on the right path.

I will be doing a walk through with my contractor tomorrow on a property I plan to make a offer on. The numbers look great on the deal it's a fix and flip. I would love to sell the home as soon as I get done with rehab. If that doesn't happen I would love to refi out the home I know its better to get renter's in there and season It for 3 to 6months. Are there any lenders who do Cash out refi immediately after rehab? If so let me know

Found a Good Deal where the numbers work with good margins decided to go with Lima One Capital. Ive read through past discussions started seeing mixed reviews has anyone had RECENT experience with them? If so what should I expect got all  my docs lined up and property lined just don't want any surprises
