I read about a dozen times that we can get specific lead from a tax assessor by paying a fee. But i been wondering why would they hand out information about people who pay property tax? Do i just said "I want a list of ..... in that region", and they said "Sure!"?

So this is a common problem but how can i profit when the tenants of the property that the landlord agreed to sell it to me refuse to move out? I know i just help them to find a new place to live from an agent or an investor friend but is there a way i can profit from it since this time it is actually the tenants problem, not the landlord?

Hello BP, recently i decided i should create a website for my marketing purpose that would draw leads in my market. And most of the points i been study here in BP is from Antonio Coleman's articles. Now most of the points seem to work but i had my doubts when i done the "keywords" search. You can easily guess that in the 1st page there going to be the at least 3 of the top 5 realtor companies somewhere. And there are. For his point on "within 6 months to 1 year" to dominate the local market, i had my doubts. Does he mean like being rank 6-10? And does anyone here who did apply his strategies make it after 6 months in the front page? The strategies sound good but...i'm not sure in the same time.

Hello BP, i read quite often that the best lead to do Subject-To and Wrap Around Mortgage are from Wholesaler investors because they do not put any money down for the property. But how about leads from Flippers, people said who fail to rehab or have the money to do it and will naturally consider it a fail investment? Do you think doing a Wrap with these investors will be a good lead?

Hello BP, i need some advice in this. Let said i do a wrap around mortgage and a year later the buyer decided to stop making payment and the property return back to me because the house is damaged by flood and the buyer decided to move out of the state. Since the property is now damaged, what can i do or is there a better contract construction i can do when the property is damaged?

Hello BP, i'm doing Wrap Around Mortgage and a possible bad situation idea occurred to me. Let said the property is heavily damaged from a natural disaster and the buyer default because he can no longer live in the property. The property will be returning back to me because it is a collateral, i'm in a bad position as the property can no longer be livable now and the value is obviously lower. And let said even if i had foreclosure the property, the buyer cannot paid off the deficiency judgment due to the unlivable house. What am i suppose to do, or is there a better legal agreement?
