Hello BP, so i had look into the area that i want to invest & its on Condos. The yield is good but the appreciation is kinda weak. What are the best ways to raise the value of a condos & how to the bank or others actually determine the condos value other than supply & demand?

Hi Joe, i'm not familiar with what you just said. I want to see a "Sample Deal Package" which is for potential investors to see what is expected in a property that will be in a syndication.

Hello BP, after some analyzing, i had decided to target a state and 5 cities within it. Here come the difficult part. To find details on the state is a bit easy, but i cannot find the statistics of the 5 cities because it isn't that advanced.
How do you guys managed to do it especially to those who do "Out of State" because that is what i'm doing now?

Hello BP, so i want to invest in Kuala Lumpur secondary property market. But i'm getting some trouble talking to different property agents because they do not have "Marketing package" (Maybe its just dumb luck at the moment). I want to use the package to create my sample deal package for syndication.
Any other ways where i can get such information to construct my sample?
Hello BP, i'm interested in doing a syndicate deal. My first idea is to get a sponsor because i do not have the credit, history & etc, for the bank loan for the maximum LTV and will be under a LLC which will have a number of different investors.
My second idea is to get one of the LLC's Partner (Maybe different from the sponsor) to refinance getting the maximum LTV for the purpose of cash-out to paid back the investors and used the extra for purchasing more properties.
Is this plan possible and realistic?
What if i used a sponsor for the refinance the conventional loan?
That was just an example only. So what if it is #5, can i refinance my 5th Property by changing to a Portfolio Lender?
Hello BP, now what happened if i can no longer cash out refinance conventional loan after said 4 properties. I know it would mean i need to seek out credit union or portfolio lender but what do i do with my 4th property, because i'm not too familiar what happened if i charge to another lender with the 4th loan on my 4th property?
